Legal requirements
All citizens of the EU are bound by the same legislation regarding the real estate transactions in Greece.
Citizens of EU member-states are also entitled to buy property in Greece, under the following conditions:
Both the buyer and the seller have to provide:
A valid passport (or a valid Identity Card, solely for EU citizens).
A VAT number, issued by the Tax Offices within 5 working days.
Should the buyer or the seller be a legal entity (i.e. a company), all relevant documentation –articles of association, etc.– are required.
The seller has to provide a Statement of Account, issued by the Tax Offices, certifying there are no bending debts to the State, in their name.
All supporting certificates regarding the property, issued by the local Land Registry service.
A special permit is required for the purchase of real estate in borderline regions.
